XX. VEHICLES
Homeowners and Tenants alike will be responsible for ensuring that their family members, tenants, guests, agents, invitees, and licensees are fully apprised of the Association's parking rules and regulations.
Any automobile or motorcycle parked on the Common Areas and any personal property left therein or thereon shall be at the sole risk of the Lot Owner, guest, or other owner of such automobile or motorcycle, and the Board of Directors in no event shall be liable for the loss, destruction, theft of or damage to such automobile, motorcycle or personal property.
No inoperable, disabled, abandoned or unregistered vehicle shall be kept on any designated parking area or Lot, including county access roads.
No major vehicle repairs (e.g. engine repair, transmission repair) shall be carried out on any Lot, Common Area or parking spaces. Regular maintenance or repair (e.g. oil change, tire rotation, air filter or headlight replacement) is permitted. Such repairs must be completed in one day. The owner of the vehicle is responsible for any damage to the Common Areas or other Lots caused by the basic repairs or maintenance performed to any vehicle. The owner of the vehicle shall promptly remove all trash, equipment and unused work materials once the basic repairs or maintenance on the vehicle is completed.
No campers, boats, trailers, commercial vehicle, truck or recreational vehicles of any kind shall be parked on any Lot, Common Area, parking spaces or county access roads. For purposes of these rules and regulations, a commercial vehicle is defined as a vehicle other than a standard passenger vehicle, van, or pick-up truck with lettering or signage on the vehicle denoting a business enterprise or a vehicle licensed as a commercial vehicle. For purposes of these rules and regulations, a vehicle is deemed to be a truck if it exceeds 3/4 ton load capacity, contains dual rear wheels or exceeds the length or width of a parking space.
Parking in Common Areas in front of housing units shall be limited to two parking spaces per unit. It shall be deemed a common courtesy to allow residents to park as close to their unit as possible. Additional parking spaces will be on a first come-first served basis in overflow parking areas.
Vehicles shall not occupy more than one parking space nor shall vehicles be permitted to impede sidewalk access- driveways.
Double parking of vehicles is prohibited.
Any vehicle parked in areas other than designated parking areas or in violation of these rules is subject to being towed at the owner's sole risk and expense. Notice under this provision shall be deemed as being provided. Those vehicles parked in violation will be towed to the location as designated on the towing signs.
When hosting functions with large numbers of guests, homeowners and tenants shall request that guests park on the major access roads throughout the community.
No motorized vehicles, including but not limited to motor cycles and ATV's, are to be driven or parked on the Common Area, grass, sidewalks or curbs.
For failure to comply, fines will be assessed in accordance with those procedures and schedules established by the Board of Directors in Section III, Penalties, of the Rules and Regulations.
