XXII. LOT AND LOT MAINTENANCE

All Lots are to be used for residential use exclusively.

The Owner shall keep his Lot, and all improvements thereon, in good order and repair. Items include, but are not limited to:

a. the seeding, watering, weeding and mowing of lawns;

b. the pruning and cutting of trees and shrubbery;

c. the clearing of debris, snow and ice from sidewalks; and

d. the painting, or other appropriate external care, of all buildings and structures on the Lot.

Lot maintenance should be performed in a manner and with such frequency as is consistent with good property management and maintenance as deemed appropriate by the Board of Directors.

The installation of basketball hoops or the placement of basketball hoop devices is prohibited.

For failure to comply, fines will be assessed in accordance with those procedures and schedules established by the Board of Directors in Section III, Penalties, of the Rules and Regulations.
